There are a multitude of issues that can occur with water heaters. In the case of a gas heater problems typically arise with a pilot light that has gone out or the gas control valve that which allows gas to the burner and the pilot light. Another common problem that typically arises in gas heaters is with the thermocouple. This is the sensor that sends a signal to the gas valve and when it fails the incorrect signal is sent resulting in a loss of hot water.

Electric water heaters use an upper and lower heating element to keep the water hot at the desired setting on the temperature gauge. Either element burning out will cause the water inside the storage tank to reach only a cool to warm temperature. If your water heater produces hot water but only for a short time then it is possible the capacity is not meeting the demand. In this case spreading out the usage of hot water throughout the day could help or you may want to consider upgrading to a larger capacity.

Water storage units can also develop sediment buildup inside the tank interior over time. Rust and corrosion can cause the tank to develop leaks at the base of the unit. Annual maintenance is important to keep the tank flushed free of sediment and prevent damage to the unit. Leaking water can cause significant damage therefore it is important to address these issues immediately.

A great solution to many of these issues can be converting your traditional water heater to a high-efficiency tankless water heater. These units heat water on demand and do not require a storage tank. With proper maintenance these systems can also last significantly longer than the traditional counterparts.
